Immediate Solutions For Families Facing Challenging Situations
The Homeowners We've Helped Since 2008 Have All gone back to Living Normal Lives
Today they work or are retired, and have a safe and stable home to return to. Most have been able to become homeowners again. Others have built strong credit that has enabled them to be able to rent better properties in preferable communities. 17% of them have joined our private lenders and now earn additional annual income from the property we acquire and manage.
But these same homeowners were not in a good place only a few years back
They were facing foreclosure as a result of the kind of difficult experiences that WE ALL inevitably go through:
-
Serious health event or condition
-
Divorce or family problem
-
Loss of friend or family
-
Unemployment or financial loss
These situations happen to us ALL...sometimes some of us unintentionally get entangled in it
-
Bills weren’t being paid
-
Fines and fees accrued from not paying the mortgage and homeowners
-
Health plans and services were being automatically cancelled from non-payment
-
Real estate and personal taxes were not being paid and were accruing penalties
-
Bank accounts were being frozen or funds garnished
-
Letters to repair credit and handwritten letters to buy your house began to fill up the mailbox
-
Water getting shut off and cars being repossessed
-
Day and night creditor calls started from banks, car financing, utilities, and credit rescue companies
-
The condition of the house began to deteriorate as necessary property repairs and maintenance were deferred with leaky roofs, broken appliances and fixtures, and unattended landscaping
-
Realtors and wholesalers who knew there was trouble hovered around, constantly knocking on their doors at all hours of the day and night, seeking personal gain through an opportunity to “list a house” or to allegedly “buy the house quickly”.
-
Some called attorneys who charged them a monthly retainer that further drained them financially while accomplishing nothing.
The situation these individuals found themselves in got much worse
Inaction, indecisiveness, and/or poor and untimely decisions caused delays
Delays created difficulties and complications that tied up the property along with its ability to be rescued or sold
The difficulties chased away any buyers interested in the sale
The result was that the sellers found themselves in an extremely precarious position - one that could not easily be reversed or restored.

-
Endless bureaucracy and mounting fees increased as they found themselves having to fill out more paperwork to respond to the courts, lenders, and attorneys
-
Ongoing court appearances while trying to keep their jobs and take care of family
-
Every month they paid for the ongoing costs of attorneys, and accrued fines from penalties
-
Spending your entire day making calls trying to reach the right person (or any person) at a creditor: Phone tree, wrong extension, disconnect, wrong department transfer disconnect, no answer, leave a message
-
Their mortgage lenders eventually entered a filing in court to demand immediate and full payback of their loan.
-
Within a few weeks the homeowners were required to appear in court to be heard by the judge and find out the total amounts demanded
-
A few weeks later the judge had them in court again, but this time to their shock, the judge was notifying them of THE FINAL DATE WHEN THEIR HOME WOULD BE AUCTIONED TO THE HIGHEST BIDDER leaving them without a home
-
While all of this was happening many were still looking for work while others worked, even multiple jobs, but were barely able to focus or pay all of the growing debts.
-
Those with kids struggled with managing the day-to-day while trying to figure out what to do.
-
Some never told their spouse or family that this was even happening.
When we showed up to help . . . the homeowners initially mistook us for the “opportunitists” that had been hovering around them for months.
agents!
... who were ONLY equipped to "list a house" not "solve a problem". Agents had no money are adequate resources to address the seller's problem. They sent sellers to pay for expensive attorneys who didn't help using money they didn't have. Agents were not equipped to freeze, correct, or bring the situation to a safe close.
wholesalers!
...posing as alleged “homebuyers”, convinced many sellers at a desperate moment to sign their contract - then suddenly - they canceled the sale at closing, or they just disappeared... or they stopped answering their phone...all because THEY were unable to resell it for more than they would have paid you!
The successful families took these 1st steps
Once the homeowner understood what could be accomplished, agreements were signed, and they took the first steps toward stopping the foreclosure.
We've already saved hundreds of homes & homeowners
-
The families who worked with us either saved their homes or avoided foreclosure, and we either helped them move into a rental or they moved in with family.
-
Their credit was able to be restored, they were able to start over with a “clean slate”, and all without any of the difficult and publicly humiliating experiences that accompanied all of those who took the wrong action, or no action at all.
-
These individuals were able to still use credit cards, book hotels, rent cars, pay for utility bills online instead of having to go in person with a check and an enormous deposit, and reduce their escalated car and homeowners insurance.
...most of those who we DIDN'T help lost their home
Unfortunately, the remaining individuals did some or all of the following:
-
took too long to decide, act, or take the right action.
-
committed money to the wrong people and solutions.
-
signed contracts with people who would ultimately not perform.
-
refused to find out what options they had
One day it all came to a head like a scene from a movie
One morning the sheriff arrived at the property, put a huge sticker on the front door, and then proceeded to publicly extract everyone and their pets from the premises along with all of their furniture and possessions which were scattered across the front lawn and into the driveway while the neighbors looked on.
But it did not end there
Their problems were just beginning. Foreclosure has ongoing consequences that last well beyond the initial loss of property and CONTINUE FOR AN AVERAGE OF 7-12 YEARS :
They had to pay cash for EVERYTHING
Vendors would not extend credit or let them "pay later" for ANYTHING: renting cars, using Uber, AirBnb, paying for a hotel, buying anything online. They had to pay cash for almost everything for the foreseeable future, and their car and homeowners insurance went through the roof.
Renting was really difficult and expensive
Many landlords don't want someone who foreclosed or who filed for bankruptcy, so they were constantly being rejected as a high-risk tenant. Those who would take the risk wanted an absurdly high rate with stringent penalties and 6-12 months up front rent .
They were stranded when the car or appliances broke
When AC's broke the house was unlivable, grew mold, and destroyed the property. When fridges broke they could not keep food at the house and no store would extend them credit to buy a new one. When the laundry appliances broke they never had clean clothes because no store would extend credit to replace them. If the car had not already been reposessed, if it broke down it could not be fixed, one could not be rented, and they could not even use an UBER.
They were refused from new job opportunities
The homeowners could not get back on their feet with many of the job offerings theyr were extended because many employers today use credit as a qualification criteria for hiring.
Unfortunately, many believed that somehow they would be able to get it all resolved, or find someone to resolve everything in time. They didn’t value our involvement or our solutions, and they wouldn’t follow our plan.

Our solution is not new. It's "tried and true".
We’ve been helping homeowners out of this situation since 2008, when there were thousands who thought they had no choice but to accept the heavy consequences. That wasn’t true then, and it's not true now.
